Job Description
The primary role of the Project Manager (PM) is to manage projects to insure that work is done according to specifications and standards. Such standards and specifications include 1) safety, 2) schedule, 3) cost and 4) quality. The PM may be responsible for one or several projects at one time.
PMs are also responsible for managing the client relationship and for developing new business for the firm, assisting and coordinating with the Accounting function and assisting the President as required.
PMs are also responsible for insuring that their site staff is informed in the work they are performing, and for encouraging an atmosphere of teamwork on the site and in the office.
Estimating experience preferred.
Responsibilities
Authorities:
Is able to achieve goals with field personnel and subcontractors within budgetary constraints. Suggests project approach changes or alternatives and discusses with President. Issues Subcontracts, Purchase Requisitions/Purchase Orders. Reviews, codes and approves proper and acceptable bills. Negotiates or otherwise generates Change Orders as needed (does not sign)
Responsibilites:
Responsible for the efficient management of his/her projects. Responsible to verify that company safety policy and programs are being followed on all his/her projects. Insures that costs for construction projects are within budget for the project. Insures that projects are completed according to agreed upon project schedules. Works with Superintendent and other subcontractors as applicable to insure that the project is properly completed to quality standards. Responsible to deliver pay requests to owners and explain and discuss and project progress issues with the customer. Defines the scope of work on contracts and reviews with the Superintendent, subcontractors and site personnel, including full and complete material and labor hour information and schedules at pre-construction meetings and as needed later in the project. Meets with the Superintendent to define the milestone completions needed per week budgeted and the expected accomplishments for each week or phase of the project so that each is fully informed regarding what is expected of him/her.
Among other responsibilities as required.
Qualifications
The PM must thoroughly understand construction methodology and sequence of How to get it built , and must be fully conversant with related construction techniques and skills, to insure that projects are completed safely, on time and within budget constraints.
The PM must be able to handle several smaller projects at one time, understanding the construction issues, time and financial constraints of each.
The PM must be able to work easily with owners and engineers.
The PM must be able to work with internal staff and outside personnel or sub-contractors, ensuring that they are each aware of the job requirements.
The PM must be able to coordinate jobs and internal staff on several projects of varying size and complexity.
The PM must be sufficiently proficient with computer software to utilize company project management systems, cost coding systems, manpower loading, scheduling, word processing and/or spreadsheet programs.
The PM must be able to easily communicate with in-house staff and field personnel so that work proceeds easily and is well coordinated.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
