This senior level position will oversee an assigned portfolio of multi-family housing properties and property managers.

Experience with new development lease ups preferred.

Job Summary The Regional Property Manager supports the execution of the business plan by directing the team members on the assigned portfolio of properties.
Regional Property Managers have direct accountability over the on-site property level team to ensure the implementation and execution of all corporate policies, procedures, and practices that ensure each property meets or exceeds the budgeted financial goals.
Essential Functions Responsible for implementing and managing individual site business plans including investment objectives, compliance, marketing, people, asset preservation, and financial objectives.
Act as the main point of contact related to all property related items with the owner's representative.
Understand, uphold and be able to communicate terms related to the Property Management Agreement.
Provide weekly, monthly, quarterly and/or annual reporting such as financial and operational reports, marketing plans and capital improvement plans.
Develop and oversee responsibility of annual budgets for assigned portfolio of properties.
Review market data and analyze key performance indicators to recommend and implement strategy changes to the business plan.
Review and approve property purchasing with adherence to the approved budget.
Partner with the Marketing team to develop marketing budgets and plans as well as monitor ad effectiveness and spend.
Engage in revenue management pricing including attendance to pricing calls.
Oversight of property risk management, safety standards and team member and resident liability.
Assist with Request for Proposals and participate in new client pitches.
Provide leadership to multiple teams by overseeing interviewing, hiring, training team members, managing their performance, monthly financial reporting, owner concerns, and on-site vendor relationships.
Ensure the appearance and physical aspects of the properties meet the established standards through routine site visits and inspections.
Communicate concerns and requests for capital as needed.
Completes various human resources, financial and administrative, and other reports, and analysis.
Performs other duties as assigned or as necessary.

Estimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
